As both a market and a product type, Swinerton’s National Parking Structures division operates within a unique position at the company. The group supports nearly all of the firm’s core markets—including education, healthcare, aviation, and public and civic work—and is, in turn, bolstered by the strength of Swinerton’s self-perform concrete groups. Consistency and Efficiency
The group’s successes throughout California are well-documented. The award-winning County of Orange – Administration North and South projects, executed under an innovative Public-Private Partnership led by developer , had extensive concrete parking scopes completed by National Parking Structures. Each building features a two-level, 150,000-square-foot subterranean lot with 350 stalls, for a total of 700 parking spots across both offices for visitors and staff. 黨ǿmvself-performed the entire concrete scope of work, which greatly expedited each of the below-grade parking structures and accelerated the start of vertical construction for each building. This ability to replicate efficiency and success across multiple projects is a key advantage of the National Parking Structures division.
“Being able to do it right and also repeat that success in a number of different geographies—and across multiple different markets—is crucial,” says Jeff Goodermote, Vice President and Division Manager of National Parking Structures. “黨ǿmvthoroughly understands this product type from end to end, and has centralized its expertise and resources to ensure we can reliably deliver an excellent parking structures project every single time.”
Parking-related projects are very geometric, Jeff adds. This reduces the number of decisions to be made when delivering a parking product, but amplifies the impact of each decision. For example, 黨ǿmvexecuted the award-winning Los Angeles International Airport (LAX) Economy Parking Structure just a year before beginning another transformative aviation parking project at San Diego International Airport (SAN). Tapping their success at LAX, the team proposed changing the SAN Terminal 1 Parking Plaza elevator shaft construction to cast-in-place concrete, in order construct the shafts ahead of the parking decks and without attachment to the structure. The decision allowed for an earlier start to elevator buildout and pulled the elevators off the critical path of the schedule entirely. This improved the project’s substantial completion date by one month, and resulted in over $1 million in estimated savings for the client.
This achievement highlights another facet of National Parking Structure’s success: effective collaboration with other expert groups throughout Swinerton.
Interdisciplinary Collaboration
“Parking is unique because it is primarily a product, and it supports all other markets that we work in. Whether the project is a ground-up office building, an airport terminal, or a new public facility—there is likely a parking need. I’ve had the opportunity to work with every single division and office, even if it’s just conversationally sharing our expertise,” Jeff says.
The team has not only contributed to aviation projects throughout California and Colorado, but has shipped Swinerton’s concrete formwork over the Pacific Ocean to Hawaii to deliver an innovative concrete last-mile distribution warehouse that mimics a parking structure’s footprint, saving the e-retail client time and money. The team is also underway with pivotal projects in Texas, most notably working alongside the Dallas office and Swinerton’s mass timber affiliate, , during preconstruction of the new City of Celina Government Center. Plans for the new community and administrative hub currently call for a three-story, cast-in-place concrete parking structure with 350 stalls, set to be completed prior to construction of the main building.
